How to read a ten-year chart
A long series shows how much conditions change — and how differently property types move. Between 2017 and 2024 detached benchmarks travelled far further in dollar terms than apartments, while sales volumes swung by tens of thousands of transactions a year.

- Prices shown are the December MLS® Home Price Index benchmark for each year — an index estimate of a typical home, not an average of what sold and not a valuation of any particular property. The 2026 year-to-date row shows the most recently published month (August 2026).
- The 2016 benchmarks and two townhouse benchmarks (2017 and 2024) are left blank because they could not be confirmed in a published GVR release. Nothing on this page is estimated or interpolated.
- GVR's January 5, 2026 release confirmed 2025 as the lowest annual sales total in over two decades (23,800 sales) alongside a record 65,335 new listings — the highest annual total since the mid-1990s.
- Figures cover the Metro Vancouver area reported by GVR. Surrey, Langley, Abbotsford, Mission and Chilliwack are reported by other boards and are not included.
- History describes what has already happened. It is not a forecast, and it does not predict what your home will sell for or what you will pay.
