Sales closed the summer below both last August and the ten-year seasonal average, and with selection still well above normal, benchmark prices eased across every property type.

Overall sales-to-active-listings ratio
12.3%
By property type the ratio was 9.6% for detached homes, 15.1% for attached and 13.7% for apartments. GVR notes that, over a sustained period, prices tend to face downward pressure when this ratio stays below 12% and upward pressure when it exceeds 20%.
