A clear path forward

How Borna guides a Vancouver purchase

Each stage has a purpose, a decision to make, and a clear next step.

01

Clarifying what you actually need

Before looking at listings, Borna works through the practical constraints: total budget including closing costs, commute or school requirements, how long you expect to stay, and what would make you regret the purchase in three years.

This is the foundation for everything that follows. A buyer who knows which trade-offs are acceptable can act quickly without acting rashly.

02

Comparing Vancouver neighbourhoods and property types

The same budget buys very different things across the city: a larger older wood-frame unit on the East Side, a smaller newer concrete unit near a SkyTrain station, or a townhome further from the centre. Borna sets these side by side with their real costs — strata fees, parking, storage, expected maintenance — rather than list price alone.

03

How comparable evidence informs your offer

An offer should be built on what similar properties have sold for recently, adjusted for the differences that matter: floor, exposure, age, layout, parking, condition and building health. Borna explains each adjustment so you can see how the number was reached and decide whether you agree with it.

04

Local due diligence questions worth asking

In Vancouver, these questions come up repeatedly and are worth raising early.

  • Has the building completed, budgeted or deferred envelope, roof, elevator or plumbing work?
  • What is the contingency reserve balance relative to the building's age and size?
  • Do the bylaws restrict rentals, pets, age or short-term occupancy in a way that affects you?
  • Were additions, suites or renovations permitted, and does the title show anything unexpected?
  • For detached property: what does current zoning allow, and what would it require?
05

How price, conditions, deposit and dates interact

These four elements are traded against each other in almost every negotiation. A shorter condition period or a completion date that suits the seller can carry real weight; so can a deposit that signals commitment. Borna helps you decide which of these you can genuinely offer, and which you should not.

06

Counteroffers, and knowing your limits first

Before the first offer is sent, Borna asks you to set your walk-away point and your alternatives. Deciding this in a calm room is very different from deciding it at nine in the evening with a deadline in an hour.

When a counteroffer arrives, the response is measured against those limits — not against the desire to win.

07

Coordinating your professional team

Borna coordinates timing with your inspector, mortgage professional and lawyer or notary so that conditions can be satisfied within the period you agreed, and so nobody discovers a missing document on the last day.

08

Clear communication throughout

Every stage — showings, documents, offer discussions and follow-up — is explained clearly, including conversations with family members involved in the decision.

Negotiation perspective

Negotiating More Than the Purchase Price

A suitable outcome is not always the lowest number. Depending on the transaction, a negotiation may also involve the conditions you keep or release, which items are included, the completion and possession dates, the deposit structure, and how inspection findings are addressed.

Which of these are available, and how much they are worth to the other side, depends entirely on the specific transaction and the people in it. None of it can be guaranteed in advance.

Illustrative example—not an actual Borna Asi client transaction.

Figures describe Vancouver as a whole for one month. Individual streets, buildings and property types move differently, and a benchmark does not tell you what your home is worth today.

Common questions about buying in Vancouver

How early should I involve Borna when buying in Vancouver?

Earlier than most people do. The useful work — clarifying your budget including closing costs, comparing neighbourhoods, and agreeing your limits — happens before you are standing in front of a property you like. Starting early means the fast part of the process is execution, not improvisation.

Should I get pre-approved before looking at homes in Vancouver?

Yes. A pre-approval tells you what a lender will support and makes your offers more credible. Borna can coordinate with your mortgage professional so financing conditions and deadlines line up with the transaction.

Will Borna tell me not to buy a property?

Yes, when that is the honest advice. If the comparable evidence, the strata documents or the inspection findings do not support the purchase at the price being discussed, you will hear that directly — with the reasoning attached.

Can Borna guarantee he will get me a lower price in Vancouver?

No. Outcomes depend on the property, the seller and the timing, and no Realtor can guarantee a negotiated result. What Borna provides is preparation, comparable evidence and a strategy built around your limits and the terms that matter to the other side.
